Introduction:
I chose this topic because modular homes have been in the news lately as 500 modular homes are being used to battle homelessness in Dublin. I am very interested to see if modular homes are the future for Irish construction and overpower the existing traditional construction methods. I will compare two key elements of building financial and flexibility of design. There are many factors which affect the financial side of construction such as the cost of purchasing the site. If the site is a brown field site it lacks all the basic resources which will need to be installed this will up the cost. Material costs are another major factor within the construction bill the purchasing Shipping and storage charges of the materials. On a construction site the storing of materials on site can end up in extra costs as the materials could get damaged from the weather for example by rust. Modular construction does not have this problem normally unless they have poor storage facilities on the factory grounds. On traditional construction wages are a significant factor in the cost of building with various types of workers needed such as labourer’s brick layers carpenter’s engineers etc. Modular construction also has a high wage bill but wipes out the need for a numbers of jobs. Building take a long time possibly a number of years the economy is constantly changing so the inflation can rise so the cost of tools, workers, materials, equipment etc could increase or decrease depending on the economy. How long the project take affects the cost if the project lasts two years compared to one the cost will be double in just wages alone. Along with the benefits come the challenges modular homes have a narrow boxy plan limits the user the ability to change the design, the cost of the house does not include purchasing and working on the site, special permits and transportation costs, Assemble of the house on requires a fully trained contractor in this area, as the houses are cost effective they lack flexibility aesthetics and the ability for change which most home owners want.
