Like many rural towns of American since the 1960’s has experience decline and disinvestment in its downtown. However these once thriving downtowns have wealth of untapped potential. The characteristic of these rural downtowns is the sought out infrastructure of every new urbanist place. A place with history, walkable streets, short blocks, mix uses and densities, access to places for people and lot of old green infrastructure.
The purpose of this capstone project is to prepare analyze and offer recommendations this aligned with both community and city of Loveland goals and market feasibility on the The Lovelander Hotel project redevelopment. This project will be prepared from the client, The Downtown Loveland Association (DLA) perspective, to spur downtown economic development. This project will demonstrate the site potential to accomplish both planning goals and profitability to archive a goal of being an executable project in the current market.

The financial analyst will help to identify a funding strategy and funding sources. This project will offer an opportunity to address community and economic development for the downtown area. While preserving a historic place the Lovelander Hotel and be an economic stimulus to encourage real estate development in surrounding properties.
Significance in planning practice and/or policy
Revitalization will help to improve the image of the downtown and make use of existing buildings. It also offers residents a great sense of place with more retail options and services. The economic stimulus provides more employment opportunities and expands the local tax base. It helps to prevent blight and abandonment to increase safety in the community while keep money circulating within the community. This project is a guide to responsible and sustainable decision making to improve the built environment of Loveland’s downtown district.
