What has driven your desire to take part in the Queen’s Real Estate Investment Conference?
As a student interested in pursuing a career in finance, I believe it is important to gain exposure to the Canadian real estate market, as it is one of the largest sectors in the Canadian economy. Q3 - Residential Tenancies Jeannette would be told that I am not a lawyer but the advice will be checked by a solicitor. As a paralegal I may be considered a paid worker delivering welfare services. Jeannette would be advised that if her lease is a fixed term agreement (FTA) that the landlord cannot evict her until the end of the lease (Residential Tenancies Act NSW (RTA) 2010 s86). However, Jeannette would need to determine if the agreement is fixed or periodic due to the discrepancies in the RTA and regulation. For example, a FTA that is more than 3 years must be approved by the Registrar-General for registration under the Real Property Act 1900.…

Like all previous cycles of booms and busts, the seeds of the subprime meltdown were sown during unusual times. As the global financial crisis (GFC) of 2008 erupted, the worst recession since the 1930s elicited unprecedented action from nations and their central banks. However, through the chaos, Canada appeared to have weathered the storm unscathed. In his work, Canada’s Housing Bubble Story: Mortgage Securitization, the State, and the Global Financial Crisis, Alan Walks describes Canada’s experiences during and after the financial crisis. To do so, Walks outlines four broad objectives: cross-examine Canadian policy history, challenge Canadian exceptionalism propagated by mainstream media, evaluate the policies pursued by the Canadian government, and finally deduce the implications on Canada’s mortgage market and rising household debt.…

The main idea of the story Shacks by Edward P. Jones is he is trying to reach out to his dream girl but in reality it would never work between them. The author said that the pages he wrote to Sandra were between five and fifteen pages every time he sent a letter to her. I think him writing to Sandra was a story in his mind almost like it was a novel to him being that he wrote so many pages to her a few times during the week. The author wrote the essay to entertain readers about a time in his life obsessing over a girl that turned out to be productive. This is because if he had not continued to write Sandra over and over again for a long time then perhaps he would of never found his career calling.…

Adley- Week2 DQ2 Initial Reply Capital expenditures (CAPEX) are actual expenses incurred to purchase or maintain property assets. These cash outflows are capitalized on the balance sheet, shown as depreciable expenses on the income statement, and deducted over an IRS-specified term of 3-7 years. Explicitly regarding pro forma analysis, CAPEX are projected costs to maintain the asset in good repair, and a line-item section under improvements of the depreciation schedule, along with tenant improvements (TI). Moreover, CAPEX will vary year to year based on “wear and tear” and planned capital improvement projects, and can be calculated by a percentage of revenue, square foot, or unit. As a result, Linneman (2011) notes that “Forecasted cap ex reflects expectations about future outlays; forecasted depreciation reflects the application of depreciation rules to past outlays” (p. 54)…

The event I decided to attend was the presentation “Dreamers after DACA” by Maria Belen Sisa. The main reason I decided to attend this presentation was mainly due to the fact that the DACA situation is something I am actively involved in and hearing stories of individuals under this program gives me insight as to what is currently happening to them after the program was ended. Sisa also discussed ways to get involved and take action to demand a clean Dream Act which was another factor as to why I attended. This event relates to the course’s theme because it discussed the issue of ethnicity and ethnic groups in education and employment.…

Nowadays Vancouver’s houses are most made by “gold” because of their shocking prices in all Canadians’ eyes. As a result, the housing affordability crisis has become one of the most serious issues which should be taken more controls by local government, instead of allowing such huge amount of foreign buyers purchase houses, because of the numbers of empty houses, the houses prices’ rising speed, and local people’s willingness of purchasing houses. The first reason that government should participate into the housing market is because of a huge amount of empty houses in Vancouver which purchased by foreign buyers, especially the Chinese buyers are viewed as the top buyers for the empty houses. According to the data shown on almost a quarter of condos were empty in Vancouver by the end of March, 2013 (BULA FRANCES, 2013).…
