Adding residential will create a need for more parking. I have identified two areas to accommodate parking decks along with public and private partnerships to accommodate the additional downtown traffic.
A new mixed use building example, will be on an infill lot, with historic exteriors, shared parking and residential in the upper levels with commercial units on street level. By allowing more residential in the downtown it will establish a safer environment while creating sustainable customer and employment base for businesses. I believe giving the market flexibility of use will induce a surge of redevelopment to fill the vacant buildings. This zoning would also support past investments and spark revitalization to improve street scrapes and green space.
The code will be written to address current hindrance in redevelopment and infill by creating a standard in the relationship of buildings to the street, encouraging pedestrian and bicycle transportation.
This initiative is part of the 2030 Master Plan of 2015. The Opelika Planning Commission adopted the 2030 Master Plan on February 23, 2016. The City Council received and supported the 2030 Master Plan on March 1, 2016. The implementation of form based code is currently
