FINAL INTERNSHIP REPORT
I am Karan Chugh a graduate student in Construction Management at Texas A&M University with an undergraduate degree in Civil Engineering. I have two years of work experience in construction of multifamily and Homebuilding in India. I started working as an intern at G2 Builders Corporation in Austin, TX from May 18, 2015 for a period of 12 weeks until August 21, 2015. G2 Builders Corporation is a commercial general contractor primarily in Hospitality and Retail construction with more than 10 projects currently in construction. G2 builders gave me the opportunity to learn these facets by allowing me to write and understand contracts for the subcontractors under the supervision of project manager. During the first week of internship I was asked to go through the entire prime contract between the owner and the general contractor, to get a better understanding of this project. Scope of works if not written according to the drawings and specifications could lead to change orders or ethical issues. One such issue was there with one of the subcontractor at the project I was working on. This issue between the general contractor and subcontractor gave me a chance to witness, how ethical issues are resolved in the industry without getting into litigations and arbitrations. This also helped me to understand how important scope of works for the contracts are and the ways to avoid such issues in the future. Moreover, I was responsible for getting the form W-9 and Certificate of Insurance from all the subcontractors. The primary area of improvement for this company are to effectively manage the varied number of projects and efficient scheduling of these projects. The majority of projects are Design-bid-build, with G2 builders as a general contractor. RFI’s, submittals and Change Orders are the major reasons for project delays in this company. I would recommend Building Information Modeling (BIM) especially Autodesk Navisworks or equivalent to detect clashes in the various systems of a building which are the causes of RFI’s. Another recommendation I would suggest for G2 builders to effectively manage large number of projects is to use Primavera for scheduling instead of Microsoft Project as the resource management tool in Primavera P6 helps to efficiently allocate company resources between large number of project.
Lessons Learned:
I was hired as a project management intern to assist the operations department. I have learned various software like Procore, Microsoft Project, Bidclerk, Planswift and RS Means Online for the varied number of responsibilities that were assigned to me. The most important skill I achieved in G2 builders was interpersonal relationship skills, which I used to get subcontractor bids, price negotiations, reduction in lead time of material and resolving issues arising between the subcontractors, the general contractor or the owner.
