Tenant Improvements

Improvements made to leased property to meet the needs of the occupying tenant.

Further-Improvements Provision

A commercial lease provision which allows a landlord to retain tenant improvements or require the restoration of the property to it's original condition upon expiration of the lease

Mandatory Improvement

An improvement required to be made by the tenant under the terms of the rental or lease agreement

Permissive Improvement

A nonmandatory improvement the tenant is authorized to complete without further landlord consent
