Don’t ask the tenant to do too much
As the landlord, you’re required to provide a habitable dwelling for your renters. Be careful about placing too much maintenance or upkeep responsibility on a tenant. Requiring a tenant to perform work such as plumbing, painting, or repairs to heating or cooling units, are against the law. Know exactly what types of work you are required to do.
Landlord right of entry
Every state has a provision for giving a tenant notice if you plan on entering the property. In most states the notice is 24 hours. In some states, however, the requirement is for a 48 or 72 hour notice. Whichever amount of notice your state requires, make sure it is stated clearly in the lease agreement.
