1) Trade fixtures differ from regular fixtures in the terms that the equipment on or attached can be removed from the real estate at the end of tenants right to the real property. Trade fixtures such as store shelves or other items, installed by a tenant, can retain their quality as separate personal property since they are a part of the tenants' business. However, an owner must be compensated for any damage to the structure caused by removal. Ordinary fixtures attached to the real estate become part of the real estate along with items that were originally personal property but now are attached to the land. Fixtures are to be considered part of the land itself thus becoming real property.
