Screening

It's the determination whether an applicant for ownership or residency is acceptable to the board, based upon factors such as background check, criminal record, Financial history and Status etcetera

Screening are transfer fee for condos or co-ops

If provided in the governing documents a condo or Co-op Association May charge a transfer fee of up to $100 for each adult screening in a sale, lease, transfer or conveyance of any kind. A husband and wife may be charged only a single fee of $100. No transfer fee may be charged on a renewal of a lease with the same Leesee.

Screening or transfer fee HOA

The HOA Act is silent on transfer fees. an HOA may charge a transfer fee that is adopted by rule (fs 720 does not provide for screening fees)

Security deposit for condo or Co-op

The association May charge a security deposit to a member to protect against damage to Common property caused by a Leesee. Security deposit may not exceed one month's rent.


Security deposit must be placed in an escrow account maintained by association. Security deposits to Association must be handled in a similar manner to those received by the member, that is, they must be placed in a separate account, pursuant to FS 83 landlord tenant Act. FS 83 permits only a single month security rent to be charged to a Leesee
