When a zoning law unfairly effects an owner a variance will be granted by the state. A new use or change to a property that does not meet curent zoning laws. Ex. An owner is allowed to build a house on a piece of property even though the setback may only be 10 feet instead of the required 15 feet so a variance is given for 5 feet on the setback.
