Buffer Zone
A stuip of land, usually use as a park or designated for simular use, separating land dedicated to one use from land dedicated to another i.e. residential from commercial
Building code
An ordinance the specifies minimum standards of construction for buildings to protect public safety & health
Certificate of Occupancy
Once a structure is complete and is inspected and found satisfactory the municipal inspector issues a certificate of occupancy
Clustering
The grouping of home sites within a subdivision on smaller lots than normal, with the remaining land used as common areas

To guide the longterm physical development of a particular area
Conditional Use Permit
Written governmental permission allowing a use inconsistant with zoning but necessary for the common good, such as locating an emergency medical facility in a predominantly residential area

This system integrates major arteries of travel with smaller secondary and culde sac streets carrying minor traffic (avoids uniformity of gridiron but often lack service alleys. Usually quiet and more secure.

Pattern that evolved from the government rectangular survey system. Features large lots, wide streets limited use alleys

Nonconforming Use
A use of property that is permitted to continue after a zoning ordinance prohibiting it-has been established for the area.

A detailed map that illustrates the geographic boundries of individual lots

One who buys undeveloped land, divides it into smaller usable lots and sells the lots to potential users
