Landlord may evict tenant as a trespasser and recover damages, or extend the lease for a new term. |

What happens if tenant is treated as a trespasser. |
Landlord doesn't have to give notice to eject tenant. Cannot change mind and renew the lease. LL can seek an amount equal to the fair rental value of the premises for the time the tenant was a trespasser. |

The issue will be the length. normally good for a year or same duration of the expired lease. |
