IPMS

International Property Measurement Standards - from RICS

Building Owners and managers Association

BOMA - “The office standard”

How do you calculate the:

GOA - Gross Outside Area

GEA - Gross External Area

GSF - Gross Square Feet

GOA = GIA + EXTW

The total of all horizontal floor areas, of all floors of the building contained within their lines, excluding:

voids (exception of occupant voids)

Interstitial space

Unexcavated space

Crawl space

Areas with less than 3 foot height

GOA - Gross Outside Area

EXTW

Exterior Walls

GIA Calculation

GIA (Gross Internal Area)

GIA = GOA - EXTW

The sum of all floors of a building assigned to, or available for assignment to, and occupant or SPECIFIC USE. (Measured from the inside faces that form the boundaries.)

NAA - Net Assignable Area

NIA - Net Internal Area

NASF - Net Assignable Square Feet

(All are synonyms)

Sum of all areas on all floors of a building used for custodial supplies, janitorial sink rooms, janitorial closets, and public rest rooms. (Measured from inside faces)

Building Service Area

Sum of all areas on all floors of a building required for physical access to some subdivision of space, wether physically bounded by partitions or not.

Circulation Area

Includes:

Fire tower (emergency stairs)

Elevator lobbies

Tunnels

Bridges

Each floor foot print of elevator shaft

Escalators

Stairways

Sum of all areas on all floors of a building designed to house mechanical equipment utility services, and shaft areas. (Measured from inside boundaries)

Mechanical Area

How do you calculate the:

NUA - Net Usable Area

NUSF - Net Usable Square Feet

(Synonyms)

NUA = NAA + Nonassignable Area

NAA: Net Assignable Area

Sum of all areas on all floors of a building either assigned to, or available for assignment to, an occupant is specific use, or necessary for general operation of a building.

NUA - Net Usable Area

Sum of all areas of a building on all floors of a building not available for assignment to an occupant or for specific use, but for GENERAL OPERATION OF A BUILDING.

Nonassignable Area

3 categories of the Nonassignable Areas

1. Building Service Area

2. Circulation Area

3. Mechanical Area

Sum of all areas on floor of a building that cannot be occupied or put to use because of structural building features.

Structural Area

Calculation of structural Area

Structural Area = GOA - NUA

Which area measurement is used to estimate the cost of a non residential building:

GIA - Gross Internal Area

Which measurement is used to estimate the cost of a residential building or an Insurance:

GEA - Gross External Area

GOA - Gross Outside Area

Measurement used to valuate: Food, superstores, retail warehouses.

GIA - Gross Internal Area

Measurement used to valuate a new home.

GIA - Gross Internal Area

Measurement used to valuate a new home for development purpose.

GIA - Gross Internal Area

Measurement used to valuate industrial buildings and offices

NIA - Net Internal Area / NAA - Net Assignable Area / NASF - Net Assignable Square Feet

CA - Commercial Area

Measurement used to valuate a shop

NIA - Net Internal Area / NAA - Net Assignable Area / NASF - Net Assignable Square Feet

Measurement used to valuate a shop

NIA - Net Internal Area / NAA - Net Assignable Area / NASF - Net Assignable Square Feet

Measurement used to valuate apartments and offices

CA - Commercial Area

Measurement used to valuate a shop

NIA - Net Internal Area / NAA - Net Assignable Area / NASF - Net Assignable Square Feet

Measurement used to valuate apartments and offices

CA - Commercial Area

Measurement used for town planning

GEA - Gross External Area / GOA - Gross Outside Area

Gross area of interior walls and the perimeter until the middle of those bordering other properties. Includes:

Appliances and accessories calculated with specific factors.

Stairwells in an amount equal to their horizontal projection, onces.

Catastral Area

Gross area of interior walls and the perimeter until the middle of those bordering other properties. Includes:

Appliances and accessories calculated with specific factors.

Stairwells in an amount equal to their horizontal projection, onces.

Catastral Area

How are the coefficients determined for cadastral área properties.

Determined uniquely for each type.
