Performance Bond and Payment Bond |
Performance bond is statement by surety company that obligates surety company to complete construction should contractor default. Mandatory on public work.

Bid Security
|
Required to insure that successful bidder will enter into contract. Bid security may be kept to compensate for diff between low bid and next bid. Usually 5% of cost of construction.

Labor and Material Payment Bonds
|
Protects owner if contractor does not pay subcontractors or material suppliers.

Alternate
|
A request in the bid documents asking the contractor to supply a price for some type of variation from the base bid. Allow the owner some flexibility in modifying the bid.
