Relationship between drawings and specs
Specs are Complimentary, yet more binding legally.
Drawings show general configuration and size. Technical specifications describe quality, execution of the work, standards, and other non graphic info. |
Coordination Specs with DWGs.
-Specs contain Requirements for all materials and construction indicated in the drawings.
-Terminology in specs and dwgs should be the same. -Dimensions and thickness should only be indicated on one document. -Notes on dwgs should not describe methods of installation or material qualities. |
Master Specifications
Prewritten text that includes the majority of requirements for a particular specification section.
Prescriptive Specifications
-AKA "Closed Specifications"
-Tell contractor exactly what brand name to buy. -Proprietary specs: specific manufacturers product. The most restrictive. Easy to write. do not allow for competitive bidding. Spec writer must know that called out specs meet code. -Base bid with alternates: Calls out a proprietary product but allows substitution the contractor thinks is adequate. Dangerous. -Base bid with approved listed alternates: -Base bid with approved equal alternates: architect or owner must approve. Lead time clearly stated is important to allow for proper review. |
Performance Specifications
-AKA "Open Specifications
-Tell what results the final construction assembly should achieve. -Public projects require open specs -Descriptive Specification: detailed written requirements for the material, product or workmanship required. Does not mention trade names. difficult to write -Reference Standard Specification: Based on standards set by accepted authority. Easy to write. |
