    located at 1637 Gerrard Street East with the main intersection at Gerrard and Coxwell. The price is listed at $1.4 million and the property includes a detached two-story building with two parking spaces and a basement storage. The building is classified as retail store related and categorized as multi-use with the zoning classification listed as commercial. The total area of the property is 2,583 sq. ft. Upon the site visit, the exterior of the building appeared to be in a favorable condition (refer to Figure 1). Additionally, the interior of the first floor seemed promising with the exception of dents on the front door (refer to Figure 2). Unfortunately, there is a utility pole directly in front of the building which may or may not have an effect on potential value. Also, the alleyway is listed as shared. The age of the surrounding buildings appears to be quite old and vandalized with graffiti which will be discussed later on within this report. Regrettably, these factors are unfavorable towards potential purchasers. Analysis-1st Factor The immediate neighborhood’s traffic appeared busy during the morning, average at noon, and busy during the afternoon/evening rush hours. This is a good indicator for possibilities of what the building should be focused on. Furthermore, there are multiple retail buildings within the immediate area (refer to Figure 3 and 4), as well as a few office buildings.
