    Everyone wants live in a safe affordable well planned community with easy access to community amenities and employment. When it comes to planning those communities, landowners, developers, planners, public agencies and municipal councils all play a role in determining future land use. It is also important to ensure that residents have also opportunities to connect with stakeholders and express opinions and concerns regarding future development. Municipal planners are at the heart of community planning working with all parties to ensure common community goals as outlined in the official plan are met, while still taking into consideration the competing interests of the all parties involved. In Ontario, development is regulated by the provincial government and local municipal governments. Various provincial legislative documents including the Planning Act, the Provincial Policy Statement 2014, Places to Grow, Niagara Escarpment Plan, Oak Ridge Moraine Conservation Plan, and Greenbelt Plan guide the development process in Ontario. Through the Planning Act the provincial government can delegate the authority for planning approvals to upper and lower tier municipalities. Municipalities utilize two major documents to regulate and direct development, the Official Plan and Zoning By-laws.
