Functional Programming

A functional program defines the (future - oriented) character, services, scope, functions and space requirements in sufficient detail for subsequent design or approvals.

What four main questions does functional programming seek to answer?

1. What is the nature and scope of the problem?


2. What information is required to develop a proper architectural solution?


3. How much and what type of space is needed?


4. What space will be needed in the future to continue to operate efficiently?

What are some other uses of Functional Program?

Establish and evaluate capital as well as operating and project budgets prior to design stages.

What information does an Architect need to develop a functional program?

- Function by function, room by room, or department by department activity plans


- Staffing Plans


- Equipment and storage requirements


- Volume of activity planned for specific facility components. eg. Throughput ( amount of material put through a manufacturing process) and flow patterns

Net Floor Area

The space measured within the inside face of walls or enclosure of the space. It is used to describe the area required to accommodate the function or purse. Corridors, stairs, partitions, exterior walls, mechanical rooms, electrical and telecommunication rooms are normally not included in the Net Floor Area.




Also known as: net square meters, net assignable square meters, or assignable square meters.

Gross Area

The total area of the building. It includes net floor area along with the floor area occupied by corridors, walls, structure, exterior walls, mechanical spaces, electrical and communication rooms, stairs, vestibules, elevators, shafts and all other areas of a building.

Grossing Factor

The multiplier applied to the net floor area in estimating the gross floor area.




It varies based on program EG warehouses generally have a very low grossing factor (1.1) where hospitals have higher grossing factors (1.8). Functional programs which are divided into component grossing factors (EG departments or sub groupings ) .
