Learning Team Assignment: Property Selection Report · Select a commercial property from one of the property groups listed below : · Apartment complexes · Office complexes · Shopping centers or other retail properties · Industrial properties A good source is to create a free member account at www.loopnet.com . There you can choose from a host of properties from around the US. · Via the web, obtain the following information (usually via a listing sheet) for the commercial property. Listing sheets describe an individual real estate investment in detail, and include the following: o Asking price o Terms o Location o Age o Lot size o Parking o Description of improvements including type of property, physical characteristics, including number of stories, number of units or square footage, and exterior description o Zoning o General traffic observations o Competitive properties o Recent information on income and expenses for the property · Locate at least two comparable properties to the subject properties you selected. · Complete an assessment of the demographic characteristics of the local area where the properties are located. Include the most current estimated population, household incomes, and age breakdown of the population. · Reference the sources of demographic information regarding the property selected. If applicable, include U.S. Census information and local Chamber of Commerce publications, a local commercial real estate appraiser, and local government databases. · Compare the age of each property, sale price per unit or square foot, average rental per unit or square foot, and comment on major tenants or important differences from the subject property. · Summarize the data compiled for each of the three properties collected on a Microsoft® Excel® spreadsheet. · Include all items on the list or set-up sheet. · Compare three types of properties against the average figures for that property type in that area.
