Based on the scenario summary, XYZ Pharmaceutical Company has signed four fixed-price contracts in order to refurbish and remodel the office to look new. Meanwhile, some issues and delays have occurred due to the previous project manager, John. I am Shawna, the new project manager of XYZ Pharmaceutical Company, and I’m here to find solutions for these problems. The original issue is that all contracts have been signed and are not changeable. The only way to solve these issues is to find related strategic plans and apply them.

That means a type of contract where the payment amount does not depend on resources used or time expended. Based on the PMBOK guide, in this type of contracts, all the project objectives and costs can be simply controlled and all the errors can be modified.
Now, it’s time to address all the problems with details one by one.
1. Is Ken or is XYZ responsible for the inspections? What is a reasonable course of action given that the project may have to be delayed a week or more?
Iris, the future building manager, admitted that they signed the memo from Ken’s construction company and she was there that time. But she added, she doesn’t remember why it is missing from the contract!
As a project manager, I see the memo as a less formal agreement. According to the contract, Ken’s company is responsible for all inspection. In addition, it seems that there is a contrast on the conception of the inspection agreement.
To avoid having delays on project, I prefer to arrange a meeting with Ken’s Company. The target of this meeting is to persuade them to have another Inspection Company as a third party to fulfill the
