We have study the model of green building, whereby sustainability factors placed as the foundation that combine with working environment. This green approach provides an eco-friendly working environment for staff which use efficient energy, efficient water, less amount of paper, and healthy office environment. Observation was done by writer on three different office buildings, including, BNZ, Spark NZ, and Meridian. This observation aimed to analyze the sustainable features of green office building. However, in a green office building the structure of the building create a flow of fresh air from outside to maintain the temperature inside the room. Overall the three offices (BNZ, Spark, and Meridian) did a same thing to create an air flow using big atriums. In BNZ, two big atriums located inside the building with the open space building to create air flow for staff. Moreover, the BNZ building uses a high tech application to automatically open and close the windows. Thus, maintain the cool and comfortable temperature for staff. Environmentally, those green office building would give a better environmental performance of a company, which is a spiritual benefit. The environmental performance would affect staff behavior not only inside the office, but outside the office as well. The environmental performance would give a better reputation of a company, which affect the preferences of customers and led to benefit.
Despite the benefit gained through green office building, there are several challenges they need to face. The cost on building up and maintaining a sustainable office is not cheap, thus, is up to company commitment to decide whether the payback time of these structure suitable of the company, or whether the cost is too much for these companies to handle. In addition, the office environment is based on the staff behavior. Although the manager has created several policies to keep the building sustainable, if the staff did not preserve it well, it would not be
