Case Study: Preventative Planned Maintenance

As I explained to you on previous occasion, there is a planned maintenance program in place for the lift at Wigglesworth House. KONE are the contractor who attend to the maintenance of the lift as a subcontractor of EMCOR who hold the overall M&E maintenance contract for the building. KONE are one of the world’s leading experts on lifts and are contracted to attend to site to carry out their quarterly Preventative Planned Maintenance (PPM) visis. You will find attached an information document outlining the exact maintenance program in place for the lift at Wigglesworth House. We were advised by experts that the PPM program suggested and then instructed would be sufficient for our lift therefore that is the plan we have in place. Due

The issue was not regarded as an emergency and therefore was not treated as one otherwise it would have been addressed within 24 hrs. I asked a contractor to attend to the issue ASAP but clearly this was not what happened; admittedly it was not picked up as quickly as we both would expect so I apologise for that but the stair were not in a dangerous condition in my professional opinion and therefore an emergency attendance was not necessary.

EMCOR are on site weekly replacing bulbs and checking the site as well as ensuring that their subcontractor, KONE, carry out their contracted maintenance on the lift. Admittedly previously (6-12 months ago) bulbs did sometime take a little longer to replace then they should have due to lighting supplies not being to hand but it must also be understood that I need to maintain a budget within reason; I cannot ‘just get things fixed’ at the drop of a hat to appease tenants . If one bulb is out in a hallway of 8 bulbs then that bulb will not be replaced at the drop of a hat because the budget will not support the cost of replacing every bulb as soon as they go out. The replacing of the bulbs has vastly improved in the last 12 months so I feel this is no longer an issue and that we are on top of the issue. Both the cleaning contractor and EMCOR now have supply of bulbs to replace any that go out and therefore no time is wasted sourcing the bulbs anymore. Any below par cleaning that we are informed of is always taken up with the contractor and rectified; I have had no complaints recently or unresolved issues that I’m aware in this
