Share-House Contract

Kodi Broadbridge, Melinda Jones, Amy Grainger and Billy McDonald are the parties subject to this share-house agreement. This agreement will commence on 1/01/2017 and is valid until one party leaves the agreement.

The purpose of this agreement is to outline the rights and responsibilities of each member of the share-house. This will assist in overcoming any issues or future contingencies that may affect the share-house.

All house mates have agreed and will comply to the following terms:

Rent
The rent is $300 per week and there is a bond of $1000. Kodi and Melinda will have their own rooms and Amy and Billy with share the third room. Due to Amy and Billy sharing a room it would be unfair to split the rent evenly between the 4 parties. Kodi and Melinda will pay $80 each and Amy and Billy with pay $70 each. Kodi and Amy will only pay $20 extra as all members still have to share all other areas of the house. The bond will be split evenly with each party paying $250.

Noise travels and can be extremely distracting especially when someone is studying. Each house member must must be respectful of others and and try to keep the noise down at all times. For example, extremely loud music is not allowed as it not only impacts the house but also neighbours.
Guests are an important aspect of share-house living which must be addressed and understood by all parties. Guests are allowed however house members must ask everyone in the house if it is okay to have guests before inviting them. Also if the guests continue to stay they must contribute to things such as rent, electricity and internet.

House parties are allowed as long as all house members agree to it and certain rules and guidelines are followed. For example, bedrooms are out of bounds, music must stay at a reasonable level and the number of guests must not exceed 50
