Off-site construction is part of modern methods of construction (MMC) and relates to construction activities that are carried out in a high quality controlled factory environment away from the site. Subsequently, the building components fabricated in the factory, are transported to the site location in order to be assembled on-site. This leads to a greater degree of finish than in traditional piecemeal on-site construction due to elimination of on-site work and rapid site assembly.
Although off-site construction is becoming the next big thing in construction world is also not new. In the 20th century specifically in the post wartime, off-site construction was needed for hurriedly erected prefabricated accommodation or replacing …show more content…
(Anthony, 1945) ». This simplistic definition understates the case, but begins to identify some of the recognized benefits of manufacturing buildings off-site in order to provide safe, efficient and productive working. In 1989 companies could no longer keep pace with rising costs in construction. Capacity and price were increasingly challenging issues (Richard Odgen, 2014). Thus, alternative methods of design and construction required to be thoroughly explored.
In 1994 a report called Constructing The Team by Sir Michael Latham was published by the UK’S Joint Review Body. The Latham Report as it is commonly known, proposed a series of procedures which where required to increase the over performance of the construction industry. One of the most significant issues was the demand for a 30% reduction in construction cost. Evans (1995) stated that there is a growing sense that now is the time for another push toward economies of scope and towards …show more content…
The necessity for the adoption of engineering grade levels of manufacturing precision, design for manufacture and assembly and an accurate data set approving manufacturing and sustainability performance has resulted in the growing use of complicated offsite manufactured and tested components. This project will also touch on the importance of composites and precast building components which offer the known advantages in terms of efficiency of the construction process, improved construction programme, better budget controls, and improved
