Gaius Plinius Secundus (best known as Pliny the Elder), a Roman author, philosopher, and naval and army commander of the early Roman Empire once said, “Home is where the heart is.” This statement still speaks true to most people today. Anyone who is in the real estate or homebuilding business knows that people do not buy houses; they buy homes. That is why new homebuilders spend thousands and hundreds of thousands of dollars upgrading and decorating their model homes. One such homebuilder, perhaps, understands the business better than most others is NVR, Inc. NVR, Inc., a Virginia based corporation, is one of the largest homebuilders in the United States. started out as Ryan Homes in 1948 in Pittsburg and became NVHomes, Inc. in 1980. The company currently operates in fourteen states and Washington D.C., and under four trade names: Ryan Homes, NVHomes, Fox Ridge Homes, and Heartland Homes. Ryan Homes and Fox Ridge Homes’ primary market are first time and move-up buyers. Ryan Homes operates in 27 metropolitan areas located in Maryland, Virginia, Washington D.C., West Virginia, Pennsylvania, New York, North and South Carolina, Florida, Ohio, New Jersey, Delaware, Indiana, Illinois, and Tennessee. Fox Ridge Homes operates in the Nashville, Tennessee metropolitan area. On the other spectrum, NVHomes and Heartland Homes’ primary targeted market are to move-up and upscale homebuyers. NVHomes operates in Delaware and the Washington D.C., Baltimore, MD, Philadelphia, PA, and Raleigh, NC metropolitan areas. Heartland Homes operates in the Pittsburg, PA metropolitan area. The homes offer include two to four bedrooms, range from about 800 to 7,300 square feet; and prices start from around $120,000 up to $1.5 million.
