replacement housing for the Chapter and members. This lease shall continue from year to year unless terminated by House Corporation by providing written notice to Chapter. Alterations. Chapter shall not make or permit to be made any alterations, improvements, modifications, demolitions or additions to the Chapter House including without limitation, painting, wallpapering, alterations of any provided furniture and fixtures, and attaching fixtures or other items to the Chapter House ("Improvements") without first having obtained in each instance the written consent of House Corporation. House Corporation shall have the sole right to approve or disapprove the proposed plans and specifications for such Improvements. The Chapter will secure approval of the House Corporation before accepting any gift for the Chapter House, or before spending any money, whether gift or Chapter funds, to make purchases for the Chapter House. Woodwork, walls or ceilings may not be painted without written permission of House Corporation. Extra hangers, hooks for clothing, towel bars or anything requiring tacks or nails shall not be attached to walls or doors without permission of House Corporation. All work shall be performed by Chapter (i) in a good and workmanlike manner, (ii)
