Selling Hotel Edelweiss

I have decided to sell the Hotel Edelweiss (N.A. n.d.1). It is located in Leavenworth Washington. The top ten qualities about this hotel are; it has just thirteen rooms, it is Leavenworth’s first Bavarian style building, it sits right across the street from a city park, some rooms are American style with a private bath, others are European style, and have a bath room down the hall, all rooms are air conditioned, rooms hold from 2 to 6 people, in the heart of downtown shopping, and dining district, it has a common kitchen, and a comfortable dining room, free parking for guests.
Some of the local competition comes from The Evergreen Inn, the Hotel Pension Anna, the Obertal Inn, the Alpen Rose Inn, and the Bavarian Ritz Hotel. All of these hotels are within easy walking distance from one another in central downtown Leavenworth.
I have found a perspective buyer by the name of Lois Lane. She works for a newspaper from the Seattle area, and she is looking an investment property.

I said but I am only asking 1.5 million for this wonderful hotel.
Ms. Lane replies, (big sigh) I don’t know... I think that may be a half a million too high.
I said, but it is the closest hotel to the shopping district.
Ms. Lane says, I’ll meet you half way 1.25 million.
