Dewey Cheatham Case Summary

In my opinion, I believe that the buyer’s broker, Dewey Cheatham, has the right to not be happy and to file an ethics complaint against Billy Bob with the Austin Board of Realtors. Billy Bob should have contacted Dewey Cheatham or Myron Bigbucks to mention that Richie Rich’s offer is in consideration or to by some degree discuss about their offer. Billy Bob explaining Richie Rich’s offer to Dewey Cheatham would have given Myron Cheatham an opportunity to reconsider his offer with a counter-offer or at least a notification that his offer was not accepted. Strictly speaking, Billy Bob has validated the Code of Ethics as a REALTORS® agent through his unfair and insincere action. According to Article 1, REALTORS® are liable “to treat all parties honestly.” In general, although several buyers will feel disappointed that their offer was not accepted, they must be treated fairly and honestly in order to maintain equal opportunities and avoid mistreatment. …show more content…
In this case, Billy Bob should have mention Richie Rich’s offer to Dewey Cheatham to distribute an opportunity for Myron Bigbucks to renegotiate their offer or to accept their disagreement. In addition, knowing that Billy Bob had represented Richie Rich four years ago for purchasing an office building in Round Rock tends to make others conclude that Billy Bob had previously considered Richie Rich.
