• Renewal of a rundown area
- The previously deprived area is rejuvenated, creating a nicer place to live for the local residents.
• Increased property prices
- Rejuvenation makes the area more desirable and therefore property value and rental prices increase. This is a positive thing for home owners in the area. Also boosts city tax revenues.

People who can still afford to live in the area can feel socially displaced, as their community is gone.
- Segregation between the affluent and the less affluent in the area can be a result.

• Changes to local services
- To provide for the new more affluent residents, more expensive supermarkets and restaurants (etc.) replace the cheaper shops. Most of the original residents are unable to shop in their own neighbourhood as a result.
• Increased property prices
- Rejuvenation makes the area more desirable and therefore property value and rental prices increase. This is a negative thing for local people as they can no longer afford to live in the area. See displacement.
• Loss of affordable housing
- As more and more affluent people move into the area, the amount of affordable housing in the area is reduced. This forces people out of the area. See displacement.
- Housing needs are increased due to the reduction of affordable housing. This increases housing stress in the local area.
