Were Going to use the same agent

Have you signed a listing agreement yet? That's perfectly fair if you want to hire at the same agent. May I make a suggestion? Before you sign a lengthy listing agreement, wouldn't it make sense to get a second opinion to ensure that you sell your home for sure this time? We've got a proven, repeatable system back by market research that gets our clients homes sold for up to 18% more than the methods used by traditional real estate agents. When would be a good time for us to come by and give you a second opinion and show you how we can get you up to 18% more for your home.

Were going to wait till Spring/Summer

It's perfectly fair to want to do. Oddly enough, this time of year is one of the best times of the year to sell a home. Not only are there fewer homes on the market giving you less competition against which to sell, but also the buyers who are out looking for homes are more serious about buying a home. Can you see how your home would actually be more attractive to potential buyers at this time of the year?

Were going to sell it ourselves

That's perfectly Fair. Do you want to do that because you want to save money or because you don't like real estate agents? Last year the average for sale by owner left 13% of their equity on the table when selling it themselves. If we can help you walk away with the amount of money you want to even after our fee, would you be open to meeting with us so I can show you how we can do that?

Why didn't you bring a buyer (1)

At the time it was on the market, I didn't really hear about it and I pride myself on keeping my ear to the track when new listings come on the market. It looks like you have a really nice house, so I can't imagine why people didn't want to see it. However, if your prior agent did not do a good job marketing, that could have been the reason.

We spend over $5,000 per month to generate hundreds of buyer leads for our listings. By generating so many leads, we drive more buyers to your home to get you more showings than any other agent to increase the price paid on your home.

We want more money

Price is a function of supply and demand. We have a proven, repeatable system based on Market Research that gets our sellers up to 18% more than traditional real estate methods. When would be a good time for us to get together so I can show you how to get more money using our system?

We haven't decided to list our home with anyone yet.

I'm perfectly fine with that. The best time to meet is when you don't feel pressured to make a decision. That way you can absorb the information and get any questions you might have answered well in advance of listing it.

We don't want to move twice

That's perfectly fine to not want to move twice. Many times, we can facilitate your new home's closing on the same day as your existing one. You have lots of options available to you, including extending your closing , letting you rent back your home or even make your home sale contingent on finding suitable housing. When would be a good time to get together and discuss your specific situation?

What's your commission/How much do you charge?

Our fee is flexible and my goal is to find a price and fee structure that will work well for you and us. We can sell your home for as little as 0% and as much as 7% depending on which program you choose. When would be a good time for (partner name) to come by and take a look at your home and see what commission structure works best for you?

We want to wait

If we could find a buyer that was willing to pay your price and close in a time that's convenient for you, would that work for you?

Were doing improvements

If you could get your price and not have to do the improvements, would that be okay? We have a Coming Soon listing program where we can give you the time to fix what you need and not miss out on interest from buyers that would be willing to wait to see your home

Does my spouse have to be there?

No, they don't need to be there. But what I've found is that you may have questions your spouse doesn't think of and they may have questions that you haven't thought of. Are you going to discuss your decision before you put it on the market? (Listen) Great, so it's probably best that your spouse is there then.

Had you figured out a time when you're going to discuss the sale with him/her? (Listen) May i make a suggestion? Why don't I come by then? What's better for you, weekdays or weekends?

It was the price

Is that your belief or is that what your agent told you ? unfortunately, a lot of agents will tell you that's the reason your home didn't sell when they can't get the job done.

Now, it could have been the price, but we wouldn't know that without seeing your home. When would be a good time for us to come by and confirm what your home will sell for in today's market? While were there, I can go over what to do, and more importantly not to do to get this most amount of money for your home. At the same time, I can review the fees and costs associated with getting your home sold so you know exactly how much money you'll walk away with at closing for your next purchase. How does that sound?

We want to do some work on the home

That's perfectly fair if you want to do some work. However, the people who buy your home may not want things fixed up or changed the way your going to do it, and all your time and money could be lost. If we could find a buyer who was willing to pay your price without you having to do the work, would you be open to meeting with us so we can show you how we can do hat?

They will get back to you/Have to talk with spouse/Not sure of schedule

I appreciate that you'r busy - I'm busy and we'll probably get busier as time goes by and end up playing phone tag for a month and never set it up. If I may make a suggestion....why don't we set something up tentatively? If we don't schedule it, it probably won't get done. We can always move the dates around if we need to.

Why didn't you bring a buyer (2)

That's a great question. When we work with our sellers, we commit our time, energy and budget to driving up the demand on their home to get them sold for up to 18% more than the methods used by traditional agents. Our goal is to be laser focused on getting their homes sold.

If we can show you how we can dramatically increase the number of showing s on your home to get it sold at a price and time frame acceptable to you, would you be open to meeting with us?

We didn't have many showings (1)

It looks like you have a really nice house. I cant understand why people didn't want to see it.

We didn't have many showings (2)

We're currently working with thousands of buyers right now. When we list a home, the first thing we do is expose it to this list of highly qualified, pre-approved buyers - even before we put it on the MLS to see if we can sell it to them in the first 24 to 72 hours after we take it to make it easy for you.

If we can get your home sold fast and for top dollar by selling it to one of our qualified buyers, would you be open to finding out how we can do that?

We just don't like real estate agents

I can appreciate how you feel about agents; I have to work with them every day. Fortunately, not all agents are the same. The best thing about our company is that if you're not happy with the job we're doing, you can cancel your relationship with us at any time with no penalty. That way, you hold us accountable to doing a great job for you.

When would be a good time for us to get together so I can show you how our satisfaction guarantee works while we work to get our your home sold for up to 18% more than what the methods used by traditional agents can get?

We are going to work wit ha {friend/family member} to list our house OR we have a {friend/relative} in the business. (1)

That's perfectly fine to consider that. Are you working with your {friend/family member} because you think they can get you the most amount of money for your home or because you are looking to help them out?

Great, even if you do list your home with {friend/family member} wouldn't it make sense to get a second opinion so you can compare what he/she does with our proven repeatable system that gets you up to 18% more for your home?

We are going to work wit ha {friend/family member} to list our house OR we have a {friend/relative} in the business. (2)

Oh, that can be difficult. Would it make your relationship difficult if your friend wasn't able to get your home sold?

May I make a suggestion? I'm sure you value a relationship as much as I do. You know, doctors don't operate on friends and family, lawyers don't represent friends or family. Don't put that kind of unnecessary pressure on yourself. With our company, if at any point your not satisfied, you can cancel your listing free of charge.

We are going to work wit ha {friend/family member} to list our house OR we have a {friend/relative} in the business. (3)

What's more important to you, giving your business to your friend or doing what's best for you?

If i can guarantee you a better price and get you everything else you want and still help your friend benefit from the sale, would that work for you?
