Mercal is now asserting that his property right to allow people to stay in his unit for $50 per night should not be restricted by the rule in the declaration. The two main arguments by Mercal are: (1) the Board’s rule restricting leases is facially unreasonable and thus unenforceable and (2) even if so, there is no violation on his part because it is not a lease but a license. When determining whether the lease restriction is enforceable, the reasonable test applies. The homeowners’ association and condominium association recognizes that the standard for restrictions is reasonableness, which is determined by weighing the benefit of restriction against the negatives of enforcing the restriction. In this case, the utility of the restriction is to limit the turnover within the community, and the negative consequence is that the residents of the condominium can no longer lease out their units for less than 6 months for money or for any other purposes. Is the U.S.A justified in sending Japanese residents to Manzanar and other camps like it? Yes, the U.S. was at war with Japan and they had to take precautions because they were worried that the Japanese would interfere with the war. The treatment the Japanese had at the camps is not justified though, they lived in humiliation and poor living conditions. Also it was wrong for the U.S. to hold the loyal Japanese citizens against their will. Of course the U.S. would be justified to hold Japanese residents in concentration camps.…

I think it would be productive to set up a phone call with the consultant so we can discuss the notice requirements imposed by the statutes and regulations. We need to give the residents notice 30 days prior to the transfer of the property or at the time that a bona fide offer is made, whichever period is longer. A bona fide offer is interpreted to mean a proposal by the buyer to purchase the facility with definite terms in writing communicated to the seller and accompanied by a cash deposit. It is arguable that a bona fide offer has been made and thus, the notice should be given.…

Landlord-Tenant Law Landlords and tenants both have rights and accountabilities in the development of an ownership agreement. All parties must have a clear understanding of what the lease terms mean to avoid issues. When a property owner and a renter signs on leasing a house, trailer, or etc., many things need to be made clear, including the cost of the payment, the date the rent due, limits on late fees, length of the ownership, if he or she pays for utilities (like gas, electricity, or etc.), other services, and more. Once the renter has the keys, then the authority shifts to the leaseholder. The leaseholder becomes a tenant governed by law of that specific state he or she lives.…

To obtain the data needed for the question, I first downloaded the dataset per instruction of the question. Specifically, I obtained the data of “rental commitments minimum – 5-year total” and “total liabilities,” assuming that these data reflect firms’ lease commitments and total liabilities. The dataset was then organized as follows: To throw out the “bad data,” I sorted out all the rows containing blank cells by the “filter” tool and removed all the duplicated rows by the “remove duplicates” tool. One assumption I had made here was this dataset represented all the firms in the market in 2014.…
