Advantages:
1) Competition in pricing for general contract. As the name suggested, Design-Bid-Build asks general contractors to compete with each other based on the prices from subcontractors. Since this process involves biding and competing with other contractors, the owner may get the best price from Design-Bid-Build delivery method.
2) Theoretical price certainty from bid. Although general contractors put the bid document out to different subcontractors and ask them to bid on the subcomponents, the total price should fall in a certain range. The owner can get a theoretical price from the bid. Even if the owner changes his mind and chooses another delivery method, he can make budget based on the price.
Disadvantages:

Design-Build (3 points):
Advantages:
1) Sole source accountability. Design-Build is a delivery method that the design and construction services are contracted with a single company. It means if there are problems during the project, the owner does not to figure out which company needs to be responsible for the problems, because Design-Build has sole source accountability, and the owner can talk with the company immediately.
2) Less adversarial. Design-Build means less adversarial between architects and contractors, because there is only one contractor. The architects only need to communicate with the only one contractor every time. They only need to deal with the conflict between them. If there is more than one contractor, the contractors also have conflict with each other, and the architect needs to coordinate with all of them, which also wastes time and resources for the owner as well as for the contractor.
Disadvantages:
1) No outside monitoring construction. Since there is only one contractor, the owner does not have the third part to monitor outside the construction. Even the owner monitors the project by himself, problems and hazards may occur. If the owner finds the problem after the completion of the project, they need to spend more time and money to fix those

Advantages:
1) Best team orientation. Construction Management at Risk requires the owner to choose a construction management firm. The firm will be the general contractor and manage the project during the construction phase. Since the construction managers in the firm have plenty experience, the team tend to be experienced and responsible. Construction Management at Risk has an orientation of best team.
2) Best arrangement for phased construction. Construction managers focus on management, and they can ask the subcontractors to take responsibilities to other parts of the project. Because of the experienced managers, the project can have best arrangement for phased construction, which saves resources and time for the owner.
Disadvantages:
1) Potential loss of price competition at Construction Management level. For the Construction Management at Risk delivery method, the owner and the construction management firm has settled the maximum price before the project, which means the owner loses potential price competition at construction management phase, and he does not know if he has got the best price for the
