At this time the $24,000 is indeed spread out over a 12 month period. Chad gets an electronic deposit of $2,000 every month. However, this is for 25 mows as stipulated by the contract. The lawn contract has always stipulated a maximum level of mowing. We did not bid it to be a fix contract like we currently have with the snow. We had talked about doing this in the future; however, to do that would require a re-bidding of the contract as it would require a new contract. Is this something the board want to do?

I am also concerned about the week to week supervising that will be required with our continue relationship with Chad. To be honest he has shown himself to be untrustworthy and I typically don't like to do business with those type of people. However, it seemed that our resident was quite oppose to paying more for an improvement in service. The resident were quick to bitch about the level of service; however, was unwilling to put their money where their mouths were. This of course creates a challenge for

Some resident have an overblown fear of due increases. Alot of residents indicate they will have to move due to the roof project. This fear never materialized. Of course we as a board have to due the best to control cost and communicate to the resident; however, we should not allow fear of some resident to dedicate the decisions made by the board. That is how the condo association got into the situation regarding the roofs. There concerns will be addressed in the February meeting in which we will announce the due increase. At this time I do not know what it is as we will not get official numbers until the end of January. However, I expect it to be well below 2% or a $1 or $2 per month. Someone did mention water rates increase this will possibly impact the budget by $3,000. I'm not concern about it and it will not have any major impact on due increases. We will make that clear during our February
