Introduction This report will focus on a commercial property that is currently listed for sale in Toronto, Ontario. A thorough analysis of the property will be explained in order to clarify on the strengths and weaknesses relevant to making an investment decision. The purpose of this report is to present a well-informed recommendation on whether or not the selected property is sufficient enough to enter the financial analysis phase. The recommendation will be directed towards Allied Properties Real Estate Investment Trust (REIT), a well-developed firm that invests in real estate as their main business activity. With over four million gross leasable areas in Toronto, Allied Properties REIT’s objectives are to provide reliable and flourishing cash distributions to unitholders and to maximize value through competent management and accretive portfolio growth (Allied REIT). If needed, buildings of interest are retrofitted to Allied’s specific standards. Allied’s buildings are specifically aimed towards three factors. The first factor is the proximity to central business districts in areas well served by public transportation (Allied REIT). The second factor is the distinctive internal and external environments that assist tenants in attracting, retaining, and motivating employees (Allied REIT). The third factor is the significantly lower overall occupancy costs than those that prevail in the central business districts (Allied REIT). Internally, the building has been skillfully renovated and provides adequate space for a variety of uses. It can be inferred that a neighbourhood that is less busy and stressful compared to Downtown Toronto serves as a better working environment for specific types of retail and office settings. All other things being equal, I personally prefer working in a quieter setting. This preference can undoubtedly attract and retain employees who will perform tasks effectively and comfortably at the same time. Based on my personal experience, the hustle and bustle of Downtown Toronto can attribute to an individual’s stress and anxiety levels, effectively lowering overall performance. With distinguishable internal and external environments that positively affect employees, this property meets the second factor of Allied Properties REIT. However, the most noticeable unfavourable factor of the property is the graffiti on nearby buildings (refer to Figure 2 and 5). While the property and building is completely untouched, nearby graffiti could be a cause for concern for potential investors because of image and safety
